We had the painter and his coworkers do a thorough cleaning (after we had spent 2 days clearing the first layer of dust), and here is the spectacular result! We love it!

It's now ready for us to come back home...

Getting closer...

Everything is almost in place except for the fact that there is dust EVERYWHERE! We started by washing our new set of plates; here's Jonathan very enthusiastic about the task...

The pantry now has all of the shelving installed. All that is missing now is the washer/dryer...

Here is a daytime shot of the bedroom, giving a bit of a better idea of the dark blue-grey colour of the wall.

So far we are very pleased!

Though we are approaching the end of this major project, there are still little snafus that come up along the way... usually these involve return trips to Rona/Ikea/Home Depot to return unnecessary items or exchange incorrect pieces, but some are more serious, like the latest discovery:

Yep, that's a big crack in our new sink. The contractor will try to exchange it next week. Not quite sure how the crack got there...

Now onto the other new additions:

This part is really exciting... they installed the countertop in the kitchen! It's Staron (the Samsung version of Corning's Corian), which is a composite material. We chose this because we wanted an undermounted sink and we did not want a joint in the giant slab that is on top of the island (which would have been the case if we went with quartz).

I think it looks superb!

Now it is the time when finishing touches are being done and the place is really taking shape!

Here are the new door handles installed on the (84") doors:

The kitchen is coming along - you can now see more cupboard doors, and the island taking shape in the center of the room. Also notice the hood over the spot where the oven/stove will go (and the hole through the wall, through the brick, leading to outside!):

Ah, the "piece de resistance"...

The bathroom has turned out really well, we are so impressed!
The vanity and medicine cabinet should arrive next week.

In our master bedroom we decided to go the Ikea route for closets (Pax). Two challenges include leveling the bottom of the closets, because the floor is crooked, and deciding what to do with the sides (either beef up the wall, put melamine planks, or use painted MDF along the sides. We chose the last option). Now if only I could reach the top shelves...

The apartment is really taking shape!

Here is the kitchen partially installed. The colour of the cabinet doors will be the dark brown-black that you see on one of the doors in the photo. There will be an island in the center with some space for about 2 stools. The stove/oven goes in the open space between the floor cabinets between the 2 windows.

The Ikea people came to take measurements for the counter, which should arrive in about 2 weeks!

The shower base is made up of the same tile as the floor, only cut into smaller 4"x4" pieces.

As the apartment takes shape, we are starting to see the various rooms take form.

Here is the powder room, all tiled!

Here is the beginning of the assembling of the kitchen cabinets. We panicked when we saw the colour of the wood, thinking they had made a mistake (we ordered dark brown-black) - but then realized that all cabinets are like this and the coloured part only shows up on the doors and side panels. Phew!

In the master bathroom, work began on the shower floor. This was one of the 'surprises' after we learned that the shower base we had bought would have likely cracked in a few years. To be safe, we stuck with tile...

Finally - here is the master bathroom with its floor tiled and bathtub and faucets in place! Note that the bath is actually quite a bit deeper than what you see from the side; the base is actually dug down further below the floor.

Sorry for the long break. Let's just say that renovating can be tiring and stressful, and has been keeping us quite busy lately...

Things are moving along quite well!

Here is a photo of the new wood floor; we kept the old hardwood and had to fill in the spots that were left bare from the demolition. First photo is in the kitchen, where there used to be linoleum (on top of old linoleum, on top of older linoleum, etc etc...)

Voici le bureau avec sa nouvelle isolation. Il va maintenant faire chaud dans cette pièce! Nouveau plafond, nouveau mur... Maintenant la question, c'est comme il y a deux radiateurs, il risque de faire trop chaud!

C'est Stéphane, un des employés, qui a refait les murs le weekend dernier à un prix interessant! Merci!

Day 51 - Plâtre et bureau...

Alors ce qui a vraiment avancé cette semaine c'est le plâtre. On commence à voir à quoi va ressembler le résultat final. Ça fait vraiment toute une différence:

Some of you may wonder about our current living conditions during the renovations. As previously mentioned, we are living on the downstairs level of Jonathan's dad's condo in downtown Montreal. As you will see from these photos, we are really "roughing it"...!

Day 44

Today we had some good and bad news.

Bad news - the sliding door we ordered for the powder room is too thick for the frame that was built. Unfortunately because doors are custom-ordered, there is pretty much no chance we can return it, so the likelihood is that the frame will have to be adjusted.

The good news is that we saw some new progress in the bathroom - check out the podium for the bath (with the tub temporarily installed) !

Note that the tub is actually deeper than it looks from the side; the floor is built higher and the tub is "sunken" in.

We finally decided to go ahead with the wall insulation in the back room; it would be a shame not to get that done once the rest of the work is happening. Here are some photos, displaying the walls and also the small amusements that our workers have during the day...

"I will get the flag on Friday"appears to be some reference to a team sport that was to be played later that evening...

Day 42 - New Windows

Day 39 - Encore 10 semaines...

The title of this post is referring to the fact that we will have 10 more weeks of renovations, according to the contractor.

The problem is not necessarily that we want to move back quickly, since we are very comfortable downtown - but unfortunately we had budgeted for about 4 more weeks, not 10. So, it's Kraft Dinner for the next while, if I can convince Jonathan to let me eat some :-)

Anyway, here are some more photos - the walls and ceilings are almost all in place!

Day 36 - Walls!!!

En arrivant aujourd'hui au duplex on est en train de voir l'appartement prendre forme. Ils sont en train de fermer les murs! Voici quelques photos:

Lundi il il faisait environ -25C à Montreal et nous la meilleure chose qu'on a trouver à faire, c'est de se faire faire installer l'AC... Voici le résult:

Le bureau avec un plafond. Le plafond est beau, mais nous avons des problèmes avec les mures... on doit décider si on veut les refaire car: ils sont croches et l'hiver ils sont très froid!

Ce weekend on va dejeuner avec le entrepreneur pour savoir ou on en est dans le projet... J'espère qu'il reste environ 1 mois!

Un premier weekend de repos

Nous avons vraiment bien travaillé depuis la dernière semaine ce que nous donne le droit à un weekend au chalet. Enfin du temps pour relaxer sans courir!

-Commander les meubles pour notre salle de bain
-Acheter les ventilateur
-Commander le robinet pour la cuisine

There continues to be progress though now it can be hard to see the difference day to day.

The ceiling structure in the back room is now up:

Here you can see just how lopsided the apartment is; the new lightly coloured wood beam below the thick beam is there to make the opening be the same height as the door frames. But looking from left to right you can see the gap between the light beam and heavy beem gets smaller and smaller... but we are assured that the house is sturdy!

Seeing as how this is a house of geeks, we must have internet in all rooms (except the bathroom and laundry room) :-) Here you can see the blue CAT6 (Ethernet) cables running through the future walls...

Day 27 - Electricité

Aujourd'hui samedi quand on est arrivé à la maison, on a était surpris de voir 3 électriciens en train de travailler.

Here is the wall in the guest bedroom. So far this is just electrical and not ethernet... somehow ethernet was forgotten, but do not fear, it will appear soon in the future...

We did salvage at least one thing from our old bathroom - the toilet! Here it is, semi-installed in the powder room. I think the workers may have been running out of ideas on where to go to the bathroom, given that it was on average -25C this past week...

Day 24 - insulation

It has come time to insulate the apartment. We will have multiple types of insulation - sound insulation that is packed into the ceiling (most rooms and halls), sound insulation that is blown into the ceiling (living room), and insulation from the cold in the famous room at the back of the house. Also, the floors need insulation in the future laundy room / pantry area. Here are some photos...

Day 22 - Faucets, and Vacuum!

We have some exciting new installations in the apartment...

First is our central vacuum (merci Lison!), which is now installed in the apartment. Here is a photo of the main unit, located in a room in our garage:

Also we got to see the first part of the master bathroom appear - our wall-mounted faucets! Since we took the photos they removed them so that they won't get damaged during the rest of the work, but here is a photo of them gleaming on the wall:

So exciting!!

Day 21 - Quelques nouvelles

Alors voici quelques nouvelles en vrac:
- Nous avons pris la décision d'installer un tuyau de gaz qui se rend jusqu'à la cuisinière. Comme ça si un jour on pourra cuisiner au gaz!
- L'isolation du bureau va coûter très $$$, mais nous n'avons pas le choix. Il faut bien faire notre part sur Kyoto!
- Nous avons commandé un nouveau radiateur pour la salle à manger

Day 20

Last Thursday was probably our most productive evening so far. In one evening we accomplished the following:
- We found a woodworker for the vanity. They are located right near my work, and are half the price of anything we've looked at so far.
- We picked up the powder room vanity, sink, faucet from the Plomberium in the Plateau
- We picked up the plumbing and faucets at Batimat, and also tried out a kitchen faucet that we will order (the guy in deliveries at Batimat was a gem!)
- Finally, we dropped everything off at Melrose and took some photos
- Celebrated our mini victory with Shawarma at Chez Benny on Queen Mary, yummmm....

Day 17 - Bugsssss!!!!!!!!

Dans notre ancienne chambre il faisait très froid. Nous avons donc pris la décision d'enlever le plafond pour le refaire l'isolation... Une chance que nous avons fait ça. Car en plus du froid il y avait des fourmis que on pris notre plafond pour souper... Comme on peut voir sur cette photo, ce qui reste d'une des poutres...

Des $$$$ supplémentaire pour:
- Remplacer la poutre
- Mettre de l'insecticide
- Comme il n'y a pas beaucoup d'espace pour mettre de l'isolation, il faudra faire souffler un isolant. Prix à venir plus tard... :(

Day 16 - Bonne année!

Nous sommes le 2 janvier 2009 et voici le travail qui a été fait depuis l'année dernière:

Day 15 - Entre Noel et le jour de l'an.

Presque tout le monde nous a demandé pourquoi on commencé les travaux avant Noel. On nous a dit que les ouvriers allés s'arrêter pendant 1 mois pendant les fêtes, etc... Mais de toute évidence c'est pas le cas pour nous. Tout le monde était au travail le 29: 3 menuisiers, les plombier et l'électricien. Voici le résultat des travaux au 31 décembre.

Ici le nouveau couloir pour se rendre aux 3 chambres et à la salle de bain:

Aujourd'hui il y a aussi une amie (Manon) qui est passée pour nous aider sur la décoration.
Alors finalement voici quelques décisions en lot:
- Les portes vont faire 32 x 84 et vont sûrement être blanches. Voici un modèle qu'on aime

- Porte coulissante du couloir ne va pas avoir de moulures et la porte va faire 40 x 84
- On aimerait avoir une cuisinère au gaz, mais c'est très $$$, donc ça sera pas pour cette année
- Pour le radiateur dans la salle à manger, on va acheter un nouveau radiateur.

Sinon, un petit mot sur nos locataires d'en haut. C'est incroyable comment ils sont gentils. On a presque l'impression qu'ils sont heureux des problèmes qu'ils ont du au travaux (Chauffage, poussière, bruit,...). On leur à offert de payer pour le ménage, une housse pour protéger leur voiture, laver leur voiture,... mais à chaque fois ils refusent. Finalement pour le nouveau an, on leur a quand même offert une petite bouteille de champagne. Il faudra absolument les inviter dans notre nouvelle maison!
Maintenant c'est la pause du jour de l'an. Ils reprennent les travaux le 2 janvier!

Day 11 - Noel!

Les ouvriers ont finalement travaillés jusqu'au 23 novembre. Avant de nous laisser pour le temps des fêtes, ils ont commencé à bâtir la structure du garde de robe de l'entrée comme vous pouvez voir dans cette photo:

Pour Noel nous avons eu un cadeau pour notre maison: un aspirateur centrale, gracieuseté de ma mère... Un nouvel ajout dans notre maison. Très pratique comme jouet, surtout la petit trappe dans la cuisine!

Jour 10 - Encore beaucoup de progrès!

Les vacances arrivent, mais les travaux avance toujours à un aussi bon rythme. Pour l'instant on ne voit pas encore le ralentissement du temps des fêtes. Sauf peut être l'électricien qui devait commencer aujourd'hui, mais qui va finalement commencer vendredi ou samedi prochain.

Alors du nouveau aujourd'hui, c'est l'ouverture entre le couloir et la salle à manger:

Il y a aussi les nouveaux tuyaux en cuivre pour remplace les anciens en acier. Fini l'eau brune à la source pour le thé! Comme on est des gentils propriétaire, on a aussi remplacé les tuyaux de l'appartement du haut. Voilà pourquoi sur ces photos il y a quatre tuyaux:

Par contre, il y a eu un petit malentendu au niveau de la plomberie, mais rien de grave car on a trouvé l'erreur assez rapidement. Je dois dire, qu'il est très important de vérifier l'avancement sur une base régulière, ça évite beaucoup de problème. En parlant de ça, c'est pas toujours évident de suivre l'avancement des travaux par rapport au plan initiale. En partant j'étais assez naïf de penser que je pouvais gérer ça comme un autre projet, donc de faire un statut régulièrement avec le contracteur et lui demander à toutes les semaines le nombre d'erreur passer sur chaque activité... Finalement ça ne marche pas comme ça. Pour avoir ça, il faut que l'entrepreneur fasse beaucoup moins de travaux et plus de gestion. Nous on a la chance de payer un entrepreneur qui travaille de ses mains et non qui est là comme un col de bleu de Montréal à dormir dans son camion... :) Après notre rencontre, on est arrivé avec une solution qui me permet de suivre le projet et qui ne lui demande pas beaucoup de temps!

Aussi pour les garder heureux, Rebecca essaye de les amadouer par le ventre. Je leur ai apporté des biscuits et des muffins fait par ma femme! Qu'ils sont chanceux!

Sinon ce qu'on doit décider rapidement:
- Matériaux des portes
- Moulures pour les portes
- Emplacement des robinets dans la douche.
- Taille de la porte coulissante entre la cuisine et les chambres
- Plancher entre salon et salle à manger
- Meuble dans la salle de bain
- Signer le contrat pour l'air climatisée
- Choix du radiateur dans la salle à manger (nouveau ou vieux)

Day 9 - Open space

Over the weekend, we examined the results of Day 9's work efforts.

This may come as a surprise to most: initially we were only going to put "openings" in the wall between the living room and dining room because it is a supporting wall. However, our contractor assured us that it would still be structurally sound (and not much more $$) to open up the wall entirely, while adding some support along the top and sides.

Here is the end result!

The problematic pipes that were found in the wall between the kitchen and dining room have now been re-routed. Jonathan loved the look of the polished copper... but a few days later they were dusty, like everything else...

Here is a view looking upward, in the area that used to be the inside spiral staircase. A new floor has been built upstairs, which will support the washer/dryer for our tenants upstairs.

I liked this line-up of toolboxes in the master bedroom... my attempt at an artistic shot!

All in all we are still impressed with the progress. Onto week 3...

Jour 7 - Out of stock!

Aujourd'hui après le travail je suis allé chercher du matériel pour l'électricité. Avant de me rendre sur place, j'ai appelé pour savoir s'il en avait en stock, on m'a dit pas de problème. Mais arrivée sur place, out of stock! Pourtant l'ordinateur dit qu'il y en a, sauf qu'ils sont réservés pour un client commercial... @$@#1!@#$# Il parait que ça va rentrer en début de semaine prochaine. J'espère car l'électricien commence lundi ou mardi.

Jour 6: Il fait chaud!!! Même très chaud!

Dans la nuit de mardi à mercredi, j'ai du faire un allé retour au duplex à 1h00 du matin car il faisait 30 degres dans l'appartement! Pauvres locataires... Il y en a qui vont dans le sud pour avoir de la chaleur...
Le coupable: un thermostat électronique qui a été installé dans la journée (voir photo). Son problème, c'est qu'il ne s'arrête jamais...

Jour 5 - Aire ouverte!

Aujourd'hui c'était le début de la deuxième semaine de travaux, en arrivant chez nous nous avons eu la surprise de voir notre appartement complètement ouvert. Comme vous pouvez le voir sur cette photo

le mur entre le salon et la salle à manger est ouvert. La photo a été faite le soir, mais de jour c'est extraordinaire la quantité de lumière dans l'appartement! Une bonne nouvelle à été qu'on peut finalement facilement ouvrir complètement ce mur. Et oui, un changement de plan...

Ici Rebecca qui prend la dimension de la porte d'entrée... Car maintenant on cherche des portes!

Pour le suivi du projet, pour l'instant nous sommes en avance sur l'échéancier. On espère que ça reste comme ça...

Master bathroom fixtures (almost all) chosen!

Initially we thought the most difficult part of the decoration/selection process was going to be the kitchen. We were mistaken; it is definitely the bathroom. The several challenges we faced were:
- finding a tub with the drain in the centre so that you don't have a drain at your back/feet inside the tub
- finding a reasonably-priced (non-existant) double-sink
- finding a vanity to accommodate said sink (possible if you want to sink thousands into a vanity)... we will likely go custom-made to keep costs down
- finding faucets that offer optimal quality-price while still pleasing Jonathan's taste for faucet beauty

After several weeks of fixture-hunting, we ordered everything except the medicine cabinet (hence the 'almost all chosen') today at Batimat. Here are the fixtures we bought:

Bathtub (Bain Ultra, Origami 7236):

The toilet (Kohler, Persuade) - it's a double flusher:

The sink (Duravit, Vero) - note there will not be a faucet in the middle:

The wall-mounted faucets (AquaBrass, Volare) - we will not have the exact handle shown in the photo; it will more of a straight-line handle. And, there will be 2 faucets, one for each of us.

The matching faucet set for the bath (again, handles will be straight and slightly shorter, and not curvy as shown):

The shower faucet kit resembles the fixtures above; can't find the exact picture though. There will be a hand-shower that can move up and down a fixed bar, as well as an overhead rain-shower-head thing.

Other extras included pop-up drain for the sink and drain for the bath; hidden costs that they don't tell you when you look at the initial price.

Here is a photo of Marie-Claude at Batimat; we spent many hours with her and she was very helpful! After shopping around the city at various plumbing supply stores, we gave the business to Batimat because they really spent a ton of time with us and had lots of patience!

Finally, after it was done, we celebrated at Snowdon Deli. On the way, Jonathan took a beautiful picture of the icy bushes; testament to the rain, snow and incredibly cold weather we had this past week:

Day 4

Week 1 of demolition has completed! We went in today and are still amazed that the place is still standing...

The passage for the new hallway has been made and a hole in the back room now exists to accommodate a new door. Here is a photo taken from the master bedroom looking towards the back of the house:

I'm not sure what is left to demolish at this point...

After day 2: The first surprise!

Our first unexpected event of the renovation occurred once the wall between the kitchen and dining room came down. In this photo you can see the problem spot... a pipe running from the ceiling to the floor:

The likely solution will be to move the pipe towards the wall and somehow conceal it in a box which may jut out slightly, but hopefully not too conspicuosly.

So far we are impressed with our contractors (Carlysle Construction); though we already have experience with them since they did some cosmetic renovations in the apartment upstairs last summer.

Plan: avant et après

Pour bien nous suivre dans notre GRAND projet, je pense qu'il est important de vous montrer ce que nous voulons faire. Au départ, voici le plan actuel de notre appartement:

Maintenant voilà ce qu'on s'attend comme résultat (Plan électrique):

Il y a plusieurs changements majeurs:
-Enlever le mur entre la salle a manger et la cuisine
-Ouverture entre le salon et la salle à manger
-Déplacer le couloir pour:

Avoir 3 chambres à coucher distinctes
Agrandir la salle de bain
Avoir plus de place pour monter la laveuse et la sécheuse

- Ajouter une salle d'eau
- Insonoriser le plafond
- Refaire l'électricité
- Remplacer les vieux tuyaux en acier
- Refaire la cuisine
- Prises réseaux
- ...

On pensait que la pièce la plus compliqué à faire aurait été la cuisine, mais finalement c'est la plus petite, soit la salle de bain. Pour l'instant nous sommes toujours en train de chercher le meuble de salle de bain parfait à bon prix!!!! Car très facile de trouver quand on a beaucoup d'argent.

After the snow stopped and the freezing rain started, we decided to head over to Melrose to take a look at the damage after Day 1 of Demolition. It's hard to pinpoint the exact emotions I felt when looking at the wreckage but it was indeed somewhat sad, yet exciting! Here is a collage of photos (CLICK to see larger). We've moved out of Melrose and into Jonathan's dad's 'bachelor pad' in the basement in downtown Montreal.

Bathroom plan

We finally converged on a bathroom plan that will hopefully work for the space we have. It was not easy accommodating a separate bath and shower (which is why we ended up with a rounded shower in the corner).

Shopping for bathroom fixtures is quite amazing... the range of prices is astounding. A faucet can run from $50 to $3000! Who knew...

Melrose Space

This blog is called Melrose Space as a reference to that cheesy 1990s show Melrose Place. Jonathan and I live on Melrose Ave so the name aptly describes what will be the focus of our blog, at least initially.

Soon we will be embarking on Project #2 (Project #1 was the wedding). Project #2 is a major renovation of our floor (the main floor) of our duplex. We are hoping to keep a record of the construction so that others may benefit from the experience.

Today we achieved a major milestone: we ordered our kitchen from Ikea! The plans have been in the works for about 1 month. Jonathan put in a supreme effort yesterday to finish them. Today we lined up at the store at 8:15am (it opened at 9am) and were out by 12:15pm. This was about the 4th time we have been in the store in the past week - but it is all done! Here's the new plan...
